Construction Assistant Project Manager
Construction Assistant Project Managers help to control the time, cost and quality of construction projects. Responsibilities include assisting the Project Manager in planning and coordinating all aspects of the construction process, including working with contractors, engineers, architects and vendors. Assistant Project Managers help to oversee the entire construction project.
ESSENTIAL FUNCTIONS ?? Assist the Project Manager in the following tasks, and perform tasks as experience grows:
?? Develop proposals including cost estimates.
?? Schedule the project in logical steps and budget time required to meet deadlines.
?? Inspect and review projects to monitor compliance with building and safety codes, and other regulations.
?? Interpret and explain plans and contract terms to administrative staff, workers, and clients, representing the owner/client or developer.
?? Obtain all necessary permits and licenses.
?? Confer with superintendents or other managers to monitor construction progress, including worker productivity and compliance with building and safety codes.
?? Ensure project is progressing according to schedule, managing issues that arise such as inclement weather, emergencies and other issues that may cause delays.
?? Study job specifications to determine appropriate construction methods.
?? Select, contract, and oversee workers who complete specific pieces of the project.
?? Requisition supplies and materials to complete construction projects.
?? Prepare and submit budget estimates and progress and cost tracking reports.
?? Develop and implement Quality Control Programs.
?? Confer with supervisory personnel, owners, contractors, and design professionals to discuss and resolve matters such as work procedures, complaints, and construction problems.
?? Plan, organize, and direct activities concerned with the construction and maintenance of structures, facilities, and systems.
?? Investigate damage, accidents, or delays at construction sites, to ensure that proper procedures are being carried out.
?? Evaluate construction methods and determine cost-effectiveness of plans, using computers.
?? Ensure quality assurance and quality control.
?? Prepare Schedule of Values (SOV), project schedules and Safety/QC plans for assigned contracts.
?? Review and submit Davis Bacon Wage Reports.
Working hours: 8:00 AM - 5:00 PM
- Fundamental knowledge of computer operations and the following applications: MS Excel, MS Word, MS Project, Primavera's SureTrak Scheduler or P6, and MS Outlook E-mail system.
- Pricing, negotiating, scheduling, construction techniques, cost accounting, and people skills.
REQUIRED EDUCATION / EXPERIENCE
?? Bachelor's degree in a construction-related field, such as building science, construction management or civil engineering, or 3 ?? 5 years of equivalent industry experience.
