Property Management Accountant needed for company located in Boca Raton.


Full responsibility for the day-to-day financial, accounting, and lease administration procedures for various real estate assets. Responsible for CM, AP, and GL accounting for assigned properties.

  • Preparation of monthly management report

    • Statement of income and loss
    • Cash Flow
    • Assist Property Manager with income and expense variance explanations
    • General ledger detail
    • Rent roll
    • Occupancy and leasing statistics
  • Resource and answer recurring questions from Property Managers. This typically involves the researching of tenant leases, preparing reconciliations of tenant payment history, running various reports and coding of invoices.
  • Set up and maintain tenant/lease files; read and understand leases.
  • Reconciliation of accounts receivable and prepaid rent
  • Reconciliation of security deposits
  • Reconcile sales and use tax accounts, as well as prepare returns
  • Review aged delinquency reports and address/correct issues as needed
  • Calculate monthly management fees and prepare invoices for payment
  • Prepare rental income budget to actual variance analysis
  • Prepare OPEX income budget to actual variance analysis
  • Prepare monthly, quarterly and yearly detailed workpapers, including balance sheet schedules
  • Prepare annual audit workpapers, as well as interface with auditors
  • Maintain timely and accurate Rent Roll
  • Prepare journal entries for monthly activity as well as GL corrections.
  • Annual budget preparation in Excel or other software, including but not limited to:
  • Projecting rental income by tenant
  • Projecting expense reimbursement income by tenant
  • Projecting current year OPEX 'true-up' by tenant
  • Reviewing detailed expense schedules
  • Providing support for PMs and Asset Managers
  • Preparing final budget book for presentation to executives
  • Quarterly reforecast preparation (includes all elements in the annual budget preparation above)
  • Prepare actual OPEX 'true-up' calculations quarterly and billings annually
  • Bank reconciliations
  • Prepare entries to record debt payments and accruals
  • Prepare fixed asset schedules for depreciation and amortization
  • Special projects as needed
  • Perform additional duties as assigned

  • BS Accounting
  • 6-8 years project or staff accounting experience in commercial Real Estate
  • Strong analytical skills
  • Software: MRI, Excel/Word
  • Excellent communication and written skills a must
  • Ability to be flexible and interact with all levels of staff and management
skills: Property Accounting, GAAP
