Responsibilities
Construction Project Manager
- Responsible for overall financial and quality success for project.
- Ensures materials are available on the job site when needed.
- Responsible for preparing monthly billing pay applications.
- Defines/optimizes means and methods with the Assistant Project Manager (APM) and Superintendent.
- Prepares closeout documents as required.
- Participates in estimating for change orders or future projects as needed.
- Negotiates change orders with the client.
- Determines suppliers and subcontractors with the General Manger, Estimators and Superintendent.
- Works closely with APM to move the successful bid into an operating budget.
- Develops the initial project schedule for the APM to maintain.
- Participates in weekly progress meetings and monthly budget meetings.
- Reviews and approves all change order requests.
- Working with the Job Superintendent, ensures that Crew labor hours are reported accurately.
- Controls project expenses and is responsible for monitoring the project budget.
- Final approval of project invoices
- Responsible for creating costs to complete projections with the assistance of the APM’s.
- Actively participates and is responsible for leading the training of new APM’s.
- Participates in performance evaluations with the General Manager.
- Recommends and proposes technical solutions as challenges in the field occur.
- Participates in field meetings and turnover walks.
- Responsible for entering change orders in Pro-Contractor project management system.
