Responsibilities
Key Responsibilities:
Title Examination and Research:
- Conduct detailed title searches to identify any encumbrances, liens, or other issues that may affect the property's title.
- Verify property ownership, legal descriptions, and tax information.
- Prepare and review all necessary documentation for real estate transactions, including title commitments, deeds, settlement statements, and closing disclosures.
- Ensure all documents comply with federal, state, and local regulations.
- Coordinate with buyers, sellers, real estate agents, lenders, and attorneys to gather necessary information and documents.
- Provide regular updates to all parties involved in the transaction, addressing any questions or concerns promptly.
- Open, manage, and close escrow accounts, ensuring all funds are received and disbursed according to the terms of the sale agreement.
- Reconcile escrow accounts and prepare accurate settlement statements.
- Identify and resolve any title or escrow-related issues that may arise during the transaction process.
- Work with underwriters, lenders, and other parties to clear title defects and facilitate a smooth closing.
- Ensure all transactions comply with relevant laws and regulations, including RESPA, TRID, and state-specific requirements.
- Maintain accurate and organized records of all transactions, documents, and communications.
