We are open to two types of candidates who can excel in this role:
- The Experienced Professional: You have at least 5 years of proven experience as a Purchasing Agent in the residential construction industry. You have a robust network of trades and suppliers, a deep understanding of market trends, and a track record of negotiating superior pricing and terms. You are a master of efficiency and a problem-solver who can handle any challenge the supply chain throws your way.
- The Up-and-Coming Talent: You are a graduate with a degree in Construction Management or a related field. You have a powerful drive to succeed, strong connections within the local construction community, and a foundational knowledge of the industry. You are eager to learn and ready to grow into a leadership role, bringing fresh ideas and a relentless work ethic to our team.

Responsibilities
- Trade Base Management: Build and maintain a competitive trade base for bidding.
- Bidding Coordination: Distribute bid packages and learn Scopes of Work (SOWs) for major contractors.
- Performance Management: Quickly replace trades that do not meet performance expectations.
- Proposal Analysis: Analyze subcontractor proposals and complete bid analyses.
- Market Monitoring: Constantly monitor market trends, pricing fluctuations, and supplier performance to identify opportunities for cost savings and value engineering.
- Plan Review: Review plans for discrepancies and provide proactive solutions.
- Logistics & Scheduling: Work closely with project managers, site supervisors, and other internal teams to coordinate material deliveries, ensuring that the right materials arrive at the job site at the right time to avoid delays.
- Cost Projection: Assist with generation of projected direct costs.
- Reporting & Record Keeping: Maintain detailed records of purchases and contracts and prepare reports to track costs, supplier performance, and other key metrics.
- Pricing Strategy: Recommend pricing adjustments to management to achieve target margins.
- Specification Management: Ensure specification change requests are processed accurately.
- Price Negotiation: Negotiate to secure best pricing with trades/subcontractors.
- Contract & PO Issuance: Prepare and issue purchase orders and other agreements, ensuring all terms and conditions are clearly defined and met.
