We Need Your Expertise: Core Requirements:
- Program Master: Expert knowledge of Public Housing, Market Rent, Section 8, and Fair Housing regulations. You know PHA policy inside and out.
- Compliance Champion: Proven ability to apply standards like the Public Housing Assessment System (PHAS) to maximize performance.
- Software Savvy: Proficiency in property management software and standard office applications (Microsoft Office/Outlook).
- Communication Pro: Exceptional ability to clearly present information, explain complex rules to diverse populations, and build effective working relationships with residents, staff, and federal partners (HUD).
- System Builder: Talent for planning, organizing, and developing operational systems and producing clear, concise performance reports.

Responsibilities
- Manage Applicant Lists and Fair Housing: Oversee the waiting lists for all housing programs (Public Housing, Market Rent, Section 8) and ensure compliance with Fair Housing requirements.
- Determine Eligibility and Conduct Interviews: ✅ Decide if applicants are eligible based on policy, gather required documentation (verifications), and conduct the necessary interviews.
- Process Background and Eligibility Checks: ️ Perform criminal, credit, and background checks, and verify eligibility criteria (including income) with third parties. Ensure all file information and verifications are current (within 120 days).
- Coordinate Unit Move-Ins and Leases: Notify applicants of available units, coordinate unit tours and move-in inspections with the Director of Operations, prepare and execute leases, and collect initial deposits and rent.
- Maintain Site Presence and Program Compliance: Represent the Authority daily on-site, protect the Authority's interests, communicate issues to management, and attend training to maintain expertise in eligibility and compliance.
