We are hiring a Project Manager to lead and execute commercial construction projects. This role is for a Top 50 ENR nationwide GC and they require an experienced professional to drive commercial projects from planning through delivery, ensuring smooth coordination between field operations and office administration. The PM holds administrative and operational accountability for the project, responsible for:
- Project Leadership: Serve as the primary client contact and decision-maker, overseeing all administrative and field operational aspects.
- Safety & Quality: Champion our safety programs. Implement and manage a rigorous Quality Assurance/Quality Control (QA/QC) program for all trades.
- Schedule Management: Develop, maintain, and drive the detailed critical path schedule (using Primavera P6), ensuring all milestones are met.
- Financial Control: Manage the project budget, including cost forecasting, processing pay applications, and comprehensive management of the Change Order process.
- Contract Management: Negotiate, award, and manage subcontracts. Oversee the performance of all subcontractors to maintain project quality and schedule.
- Experience: Minimum of 8 years of progressive experience in Project Management for a commercial General Contractor.
- Vertical Construction Expertise: Proven experience successfully managing at least two (2) ground-up mid-to-high rise building projects valued at $$$50 Million or more each.
- Education: Bachelor’s Degree in Construction Management, Civil Engineering, or a related field.
- Technical Skills: Expert proficiency in construction management software (e.g., Procore, CMiC), scheduling tools (Primavera P6 required), and MS Office Suite.
- Soft Skills: Impeccable communication, negotiation, and conflict resolution skills. Demonstrated ability to lead large, diverse teams.

Responsibilities
- Safety & Compliance: Champion project safety, ensuring strict adherence to all OSHA and corporate safety protocols. Ensure all work complies with contract documents, specifications, and building codes.
- Schedule Management: Develop, update, and manage the detailed project schedule (P6), identifying critical path activities and mitigating potential delays to ensure on-time delivery.
- Budget & Cost Control: Monitor and manage the project budget, tracking costs, processing sub-pay applications, and actively administering the Change Order process (RCOs, PCOs, OCOs).
- Subcontractor Oversight: Oversee the procurement of materials and equipment. Manage and coordinate all subcontractors and vendors, ensuring performance aligns with contract requirements and project timelines.
- Communication & Reporting: Serve as the primary administrative link between the site team, design team (Architect/Engineers), and the client. Prepare and distribute essential project documentation, including RFIs, submittals, and accurate progress reports.
- Team Support: Support the Superintendent and site team to resolve technical and logistical issues promptly, maintaining a high-quality standard for all construction work.
- Project Closeout: Drive the final phases, including punch list completion, coordinating system commissioning, and assembling closeout documentation (warranties, O&M manuals) for final turnover.
