The Opportunity
We are looking for a sharp, detail-oriented Estimator to join our Pre-Construction team. This role is crucial to our success, transforming conceptual designs into accurate, competitive cost models for large-scale construction projects. You will work closely with developers, architects, and internal operations teams from project inception through final contract award. This is a chance to directly impact the profitability and viability of major market-defining projects.
Key Responsibilities
The Estimator is responsible for providing comprehensive cost analysis and bid preparation:
- Perform detailed, accurate quantity take-offs across all scopes of work using digital software (e.g., On-Screen Takeoff, Bluebeam).
- Cost Modeling: Develop conceptual and schematic design estimates, providing initial budget guidance and detailed line-item cost estimates for all major construction divisions.
- Solicit, evaluate, and qualify subcontractor and vendor bids, ensuring complete scope coverage, competitive pricing, and adherence to design specifications.
- Actively participate in Value Engineering (VE) sessions, identifying cost-saving alternatives without compromising project quality or intent.
- Prepare clear, professional estimate packages and present findings to clients and senior management, defending scope and cost assumptions.
- Risk Analysis: Identify and quantify project risks related to site logistics, market conditions, and unique constructability challenges.
Qualifications Required
- Experience: Minimum 3+ years of professional estimating experience for a commercial General Contractor, preferably on projects over $$$25 Million.
- Demonstrated experience with ground-up, complex vertical construction
- Education: Bachelor’s Degree in Construction Management, Engineering, or a related field.
- Expert proficiency in On-Screen Takeoff or similar digital takeoff software, Bluebeam, and advanced skill in Microsoft Excel.
