Qualifications:
- Experience: Minimum of 3+ years of progressive experience as a Project Manager managing ground-up and/or significant renovation commercial construction projects. Experience in the Florida market is highly desirable.
- Education: Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field (or equivalent work experience).
- Technical Skills: Proficiency in project management software (e.g., Procore, MS Project, Primavera P6) and Microsoft Office Suite (Excel, Word, Outlook).
- Core Competencies: Exceptional leadership, organizational, negotiation, problem-solving, and written/verbal communication skills.
- Local Knowledge: An understanding of the Daytona Beach/Volusia County market, including permitting processes and local subcontractor networks.
Compensation & Benefits:
- Salary Range: Competitive annual salary based on experience, targeting $90,000 - $120,000+ (commensurate with project size and experience level).

Responsibilities
- Project Leadership: Lead and manage the full project lifecycle from pre-construction and planning through final closeout for commercial projects (e.g., municipal, office, retail, light industrial).
- Financial & Budget Control: Develop, track, and manage project budgets, cost estimates, and financial forecasting. Oversee and approve all project expenditures and change orders.
- Scheduling & Timelines: Create and maintain comprehensive project schedules, ensuring all phases and sub-contractors adhere to the critical path. Implement effective workarounds to mitigate delays.
- Contract & Subcontractor Management: Review, negotiate, and administer all prime contracts, subcontracts, and purchase orders. Effectively manage subcontractor performance and relationships.
- Quality & Safety: Ensure the highest quality of workmanship and strict adherence to all local, state, and national building codes, regulations, and on-site safety protocols (OSHA compliance).
- Stakeholder Communication: Serve as the primary point of contact for clients, architects, engineers, and internal teams, providing regular and accurate progress reports and managing expectations.
- Team Oversight: Provide leadership, guidance, and mentorship to project teams and site Superintendents.
