- Lead the preparation of detailed estimates across all design phases (Conceptual through Construction Documents).
- Serve as the lead estimator, managing the team through the bid assembly and submission process.
- Analyze plans and specifications to determine accurate project costs.
- Develop comprehensive bid packages, including scope of work, bid breakdown, and project schedule, collaborating with Operations.
- Manage the estimating team's solicitation of competitive bids from subcontractors and suppliers, ensuring adequate trade coverage.
- Review Requests for Proposals (RFPs), manage the bid calendar, and ensure timely estimate completion.
- Develop and maintain key subcontractor relationships, actively seeking and qualifying new vendors.
- Prepare clear Bid Leveling Worksheets and perform quantity take-offs.
- Conduct site inspections, identify potential constructability issues, and identify long-lead time materials.
- Consult with clients, architects, subcontractors, and suppliers to formulate estimates, resolve issues, and execute value engineering.
- Develop detailed qualifications and clarifications summaries with Operations input.
- Manage the flow of information (RFIs, addenda) and documentation throughout the bid process.
- Supervise Estimating department personnel directly.
- Must have ground-up commercial or multi-family construction experience
- Minimum of 10 years of related experience.
- High School Diploma or GED required; Bachelor’s degree in Construction Management or a related field preferred.
- Proficiency required in Microsoft Office, On-Screen Takeoff, Bluebeam, and Timberline estimating software.
- Must possess reliable transportation and a valid Florida Driver License.
