Responsibilities
- Lead all preconstruction phases for large-scale ground-up high-rise developments.
- Oversee estimating, conceptual budgeting, value engineering, constructability reviews, and cost control.
- Develop and maintain project schedules, bid strategies, and subcontractor scopes.
- Collaborate with architects, engineers, developers, and internal project teams to ensure alignment from concept to GMP.
- Review plans, specifications, logistics, and design documents for accuracy and constructability.
- Prepare, present, and defend detailed estimates and proposals to leadership.
- Build and maintain strong relationships with subcontractors and vendors.
- Identify cost-saving opportunities without compromising project quality or schedule.
- Minimum 8+ years of preconstruction/estimating experience with general contractors.
- Ground-up construction experience ONLY — interiors, TI, or renovation-only backgrounds will not be considered.
- Proven experience working on high-rise residential, commercial, or mixed-use projects (15+ stories).
- Successful track record on projects ranging from $50M+ to $300M+.
- Expertise with conceptual estimating, hard bids, design-build, and GMP delivery.
- strong ability to interpret architectural/engineering plans and lead design coordination.
- Proficiency with industry software such as Bluebeam, On-Screen Takeoff, Procore, PlanGrid, or similar.
- Excellent communication, presentation, and leadership skills.
- Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or related field.
- Experience working with South Florida subcontractor markets.
- Prior involvement in large-scale luxury or mixed-use developments
