Role:Commercial Title Closer Location:Onsite (North Palm Beach, FL) Employment Type:Temp to hire Projected Pay:$33 – $40 per hour (Based on experience and specialized commercial focus) Required Qualifications
- Minimum 5+ years of proven experience as a Title Closer, Escrow Officer, or Closing Agent, with a demonstrable focus on Commercial Real Estate closings (as opposed to residential).
- Thorough understanding of the commercial title process, curative actions, title insurance commitments, and commercial loan documentation.
- Expert-level knowledge of closing software (e.g., Qualia, ResWare, SoftPro) and federal/state regulations related to real estate settlement.
- Active Notary Public commission in Florida (or ability to obtain one immediately).
- Exceptional organizational skills, meticulous attention to detail, and a professional, client-focused demeanor.

Responsibilities
- Commercial Closing Management: Manage all aspects of the commercial closing process from contract receipt through post-closing, ensuring adherence to the Purchase and Sale Agreement.
- Settlement Statement Preparation: Expertly prepare and audit all settlement statements, including HUD-1/Closing Disclosure (CD) forms for commercial sales and loan transactions.
- Title Clearance: Review title commitments, identify and resolve complex title defects, liens, encumbrances, and exceptions to ensure a clear title for closing.
- Fund Handling & Disbursement: Oversee the accurate balancing of closing figures, secure necessary signatures, and manage the final disbursement of funds according to escrow instructions.
- Document Preparation: Prepare and review all necessary legal documents related to the closing, including deeds, mortgages, affidavits, and corporate resolutions.
- Stakeholder Coordination: Maintain clear and professional communication with attorneys, lenders, developers, brokers, and other parties involved in the transaction.
