What You'll Do:
As a Project Manager, you'll be the driving force behind our projects, ensuring their successful and profitable completion. Your responsibilities will include:
- Project Leadership & Financial Oversight: You'll have full ownership of project finances, meticulously managing costs to maintain profitability.
- Relationship Building: Develop and maintain working relationships with owners, owner representatives, vendors, subcontractors, and all project stakeholders.
- Scheduling & Coordination: Create and maintain detailed project schedules in collaboration with Superintendents and subcontractors.
- Contract Management: Issue all subcontracts and review/approve subcontractor and vendor invoices, negotiating changes when necessary.
- Team Management: Lead and mentor a small project team, providing guidance and oversight in line with company policies.
- Communication & Reporting: Facilitate weekly project meetings, distribute detailed minutes, and report work progress and budget matters to clients.
- Quality & Safety Assurance: Ensure quality control and OSHA compliance on job sites, and address work delays, emergencies, or other problems promptly.
- Administrative Excellence: Oversee the accurate and timely completion of all project paperwork, including reviewing submission, change order, and RFI logs.
- Proactive Problem Solving: Notify the Director of Operations of any situations that could significantly impact project completion, cost, or quality.
- Project Closeout: Ensure meticulous punch list completion.
What You'll Bring:
We're looking for someone with proven experience and a robust skill set, including:
- Large Scale Commercial Construction Expertise: Demonstrated experience as a Construction Project Manager in commercial, retail, healthcare, education, or industrial projects.
- Industry Knowledge: Understanding of construction processes, drawings, safety regulations, and building codes.
- Exceptional Skills: Excellent leadership, communication, and organizational abilities.
- Software Proficiency: Proficient in MS Project and P6.
- Adaptability: Ability to manage multiple priorities and adapt to changing project demands.
- Certifications (Preferred): PMP and LEED Certifications are a plus.

Essential Duties and Responsibilities:
The Project Manager is responsible for full project ownership including, but not limited to:
- Own all project finances and manage project cost to maintain profitability.
- Creates and maintains dynamic working relationships with all professional groups involved in the project.
- Develop and maintain project schedule in conjunction with the Superintendent and required subcontractor input.
- Issue all subcontracts
- Facilitates weekly project meetings with owner, owner's rep, vendors, subcontractors and other stakeholders connected with the project. In addition, prepare and distribute meeting minutes showing agreement reached, tasks assigned and related information.
- Manage a small team of employees assigned to project, providing oversight, direction, and mentoring in accordance to SBBCC's policies and procedures.
- Provide oversight for the accurate and timely completion of all paperwork and other administrative aspects required for assigned projects.
- Ensure construction materials are ordered timely for assigned projects
- Review subcontractor and vendor invoices throughout the lifecycle of the project and approve for payment or negotiate appropriate changes with subcontractor.
- Ensure insurances are submitted.
- Review Submission, Change Order, Request For Information Logs completed by Project Manager Assistant.
- Ensure Quality and OSHA control on job sites. Have superintendent document accidents.
- Prepare Change Orders as needed.
- Report work progress and budget matters to clients.
- Respond to work delays, emergencies, and other problems as needed.
- Notify Director of Operations of any situations that would have a significant impact on the completion date, cost or quality.
- Ensure punch list completion.
