Growing commerical construction company is looking to add an experienced Project Manager to the team. This person will lead and oversee design-build and build-to-suit real estate development projects. This role is responsible for managing projects from planning through construction and turnover, ensuring alignment with client requirements, design intent, and contract obligations. In addition, this position will carry interim responsibility for property and asset management until a dedicated function is established. The ideal candidate is highly organized, detail-oriented, and able to balance development oversight with hands-on operational responsibilities. Must be a team player and this role will blend between field visits and in office.

responsibilities:
Pre-Development & Planning
- Develop project plans including scope, schedule, and budget estimates.
- Prepare preliminary cost estimates and risk assessments to support client approvals.
- Coordinate with architects, engineers, and consultants to ensure designs meet client, lease, and budget requirements.
- Review design deliverables for clarity and constructability; confirm scope alignment prior to GC bidding.
- Oversee general contractor performance to ensure compliance with scope, contract, and quality standards.
- Monitor progress against schedule, review change orders and pay applications, and resolve issues promptly.
- Conduct site visits to verify alignment with approved documents.
- Serve as primary point of contact for tenants, owners, and internal teams.
- Manage expectations, facilitate alignment, and ensure contractual obligations are met.
- Oversee project closeout, including commissioning, punch lists, and handover of deliverables.
- Capture lessons learned and support continuous improvement of development processes.
- Ensure compliance with company policies, quality standards, and best practices.
- Perform additional duties as assigned by leadership.
