responsibilities:
- Conceptual Estimating & Risk Quantification: Lead the development of detailed estimates utilizing schematic designs and proprietary historical cost data, specializing in pricing long-lead procurement items and quantifying risk against final contract goals.
- Trade Partner Leveling & Procurement: Develop and finalize comprehensive scope packages, rigorously leveling subcontractor bids (Sub-Bids) to ensure competitive pricing and precise alignment with overall project design and specifications.
- Value Management & Constructability: Actively collaborate with the owner's design team and internal operations staff (Project Management/Superintendents) to perform Value Engineering, identifying innovative, cost-saving solutions without sacrificing quality or schedule integrity.
- Internal Consulting & Team Handoff: Serve as the primary estimating liaison, providing a seamless and highly detailed hand-off of the final budget and documentation to the Operations team for execution. Work closely with department heads and subject matter experts (SMEs) to integrate specialized knowledge into the final project cost structure.
- Cost Database & Mentorship: Maintain and update internal, real-time market data to reinforce the accuracy of the company's estimating database. Potential to mentor junior team members.
- Experience: 5-7 years of experience in commercial Construction Management (CM) estimating is mandatory (not residential).
- Specialty: Proven ability to build accurate estimates from incomplete designs and conceptual documents in a fast-paced environment (CM at-Risk model).
- Collaboration: You will work closely with department heads, subject matter experts (SMEs), and the client's design team to drive Value Engineering and integrate specialized knowledge into the final cost structure.
- Need: This position is urgently needed to address ongoing, complex projects currently taxing our existing resources.
