We are seeking a Senior Project Manager to join our client's Richmond team immediately. This role requires a decisive, experienced leader to manage complex commercial, healthcare and high tech institutional projects.
This is a full-ownership role where you will be entrusted to deliver projects of significant complexity and size, typically exceeding $70 Million. With the goal being to complete projects on time, within budget, while providing a great experience for our owners.

responsibilities:
I. Financial & Contract Management
- Own all project finances, including budget finalization and financial reporting.
- Prepare and distribute the monthly Owner Applications for Payment (Pay Apps).
- Manage the Owner Change Order Request (COR) process and prepare/distribute all subcontractor Change Orders (COs) with associated budget revisions.
- Organize, understand, and maintain all up-to-date contract documents, ensuring full compliance.
- Review and approve all subcontracts.
- Prepare and maintain the comprehensive construction schedule in conjunction with the Superintendent and trade partners.
- Review and approve the master submittal schedule and submittal log.
- Receive, review, document, and administer the resolution of all Requests for Information (RFIs) and project-specific issues.
- Organize and conduct regular coordination meetings (Owner and Subcontractor).
- Manage project administrative logs and complete all required close-out activities.
- Coordinate all field activities with the Superintendent and the project team.
- Assist the Superintendent in implementing and coordinating both Quality Control and site Safety procedures.
- Team Management: Provide oversight, direction, and mentorship to the project team staff.
- Safety Leadership: Help drive the site-specific safety plan, ensuring resources and support are provided to align with the company's Safety and Health Management System (SHMS).
- Focus on all aspects of client maintenance and business development.
- Comfortable managing multiple projects of significant complexity, size, and scope at varying stages within a lifecycle.
- Responsible for fostering and cultivating a positive team culture.
- 10+ years in commercial construction (Office Buildings, Healthcare, Higher Ed)
- Ability to manage high value projects ($70 million+)
- Having MEP experience is preferred
- Extensive experience and knowledge of Construction estimating, means and methods, accounting, document administration, and a thorough understanding of industry practices.
- Bachelors Degree in Construction Management, Engineering or related field experience
- Experience with systems such as Procore, CMiC, bluebeam, texterra for scheduling, PowerBI preferred.
- Ability to lead a team and empower others
