responsibilities:
Key Responsibilities
- Preconstruction Leadership & Full-Cycle Estimating: Lead the entire preconstruction process from conceptual budgets and schematic design (SD) through design development (DD) and final construction documents (CD). Provide high-level accuracy for projects ranging from $5M-$50M+.
- Strategic Value Engineering (VE): Analyze MEP-heavy healthcare and institutional systems to provide innovative cost-saving alternatives. Must be able to present VE options that preserve design intent while meeting client budget constraints.
- Subcontractor Buyout & Market Engagement: Leverage a deep network of Western PA subcontractors to drive competitive bidding. Manage the solicitation process to ensure maximum coverage and high-quality "apples-to-apples" bid leveling.
- GMP & Lump Sum Proposal Development: Lead the assembly of complex Guaranteed Maximum Price (GMP) proposals for Construction Management at Risk (CMAR) projects, as well as traditional hard-bid/Lump Sum opportunities.
- Scope of Work (SOW) Precision: Create meticulous, detailed bid packages and scopes of work to eliminate gaps, minimize change orders, and ensure a seamless transition from preconstruction to the project management team.
- Quantity Take-offs & Technology: Execute precise digital quantity take-offs using industry-standard tools (e.g., Bluebeam, On-Center, or Sage). Stay current on Pittsburgh market pricing and material lead-time trends.
- Mentorship & Team Growth: Act as a technical resource and mentor for Junior Estimators and Project Engineers, fostering a culture of accuracy, professional growth, and continuous improvement.
