Responsibilities
- Municipal and State Coordination: Attend all required meetings with city and state officials to finalize zoning, permitting, and billing requirements.
- Permit and Utility Management: Oversee the entire permitting process. Coordinate meetings with utility providers to understand rules/regulations and ensure all utility requirements are met on schedule.
- Stakeholder Communication and Scope: Define project scope, goals, and deliverables. Promptly relay all regulatory, utility, and scope information to the design team and General Contractors (GCs).
- Risk Management: Identify potential project risks and develop necessary mitigation strategies.
- Tenant Liaison: Meet directly with tenants to understand their specific needs, ensuring they align with lease agreements.
- Design Integration: Effectively communicate tenant requirements to the design and construction teams for successful incorporation and execution.
- GC Support: Manage and address the ongoing needs of the General Contractor after permits and utilities are secured.
- Meetings and Action Items: Attend daily Owner-Architect-Contractor (OAC) meetings. Maintain high awareness of all team action items, ensuring accountability and timely completion.
- Quality and Safety: Enforce strict adherence to all quality standards, safety policies, and site regulations.
- Site Autonomy: Demonstrate the capability to handle site-level issues and make decisions autonomously, minimizing escalation to senior management.
