Role Overview We are seeking a high-caliber Project Controls Manager to lead operational coordination, technical oversight, and workforce management for a large-scale customer site. Reporting to the Operations and Managing Project Directors, you will bridge the gap between strategic planning and frontline leadership, ensuring the seamless execution of building operations, maintenance, and regulatory compliance.
Key Responsibilities Technical & Operational Leadership
- Oversee daily operations for a team of 10-15 union Building Operators and Foremen.
- Coordinate and track all work order requests and maintenance activities using CMMS/QFM and Building Automation Systems (BAS).
- Interpret technical drawings, schematics, and operational contracts to assign and schedule tasks effectively.
- Enforce site-specific union agreements, safety protocols, and environmental obligations.
- Administer preventive maintenance, asset management, and facility life cycle planning.
- Ensure all incident investigations, safety assessments, and work order closeouts are accurate and timely.
- Act as the primary point of contact for work order coordination between site staff, contractors, and senior leadership.
- Lead daily and weekly operational meetings and prepare comprehensive performance reports.
- Manage procurement for critical maintenance supplies, spare parts, and contractor engagements.
- Develop and enforce emergency response procedures and disaster recovery plans.
- Coordinate with emergency services and regulatory agencies during incidents.
- Experience: 5+ years in facility or project controls management, specifically within large, unionized environments (e.g., transportation hubs, hospitals, or high-rise commercial buildings).
- Technical Expertise: knowledge of HVAC, plumbing, electrical, and mechanical systems.
- Systems: Proficiency in CMMS/QFM and Building Automation Systems (BAS).
- Leadership: Proven ability to manage a unionized workforce and navigate complex labor agreements.
- Regulatory: Deep understanding of QA/QC, safety management, and contract administration.
- Education: Degree in Engineering, Facility Management, or a related field. PMP, FMP, or LEED certifications are highly preferred.
