Position Overview
We are seeking a highly organized and detail-oriented Loan Officer Assistant specializing in Home Equity Lines of Credit (HELOC). In this fast-paced role, you will be the operational backbone for our lending team, managing a robust pipeline of 30 to 40 loans per month from intake to closing. The ideal candidate possesses deep mortgage industry knowledge, a grasp of income calculation guidelines, and top-tier customer service skills to guide borrowers seamlessly through the mortgage process.
Key Responsibilities
- Efficiently manage, track, and move 30–40 HELOC loans through the origination pipeline each month.
- Serve as the primary point of contact for customers, providing clear, proactive updates and collecting outstanding conditions throughout the loan process.
- Accurately calculate complex borrower income (W-2, self-employed, tax returns) and evaluate key loan metrics (DTI, LTV/CLTV).
- Initiate and track third-party orders, including property appraisals, automated valuation models (AVMs), and title commitments.
- Review initial loan applications for completeness, ensure all necessary disclosures are signed, and verify files meet strict compliance guidelines.
- Minimum of 1–2 years of recent mortgage industry experience (prior experience specifically with HELOCs or second mortgages is highly preferred).
- Proven ability to accurately calculate income, debt-to-income (DTI) ratios, and loan-to-value (LTV) ratios.
- Hands-on experience with Loan Origination Systems (LOS) (e.g., Encompass, MeridianLink) and standard mortgage automated underwriting tools.
- Exceptional verbal and written communication skills with a polished, customer-centric approach.
- Multi-tasking and time-management skills necessary to handle high volume without sacrificing quality or accuracy.
