We are seeking an experienced Software Developer 2 with strong IBM Tririga/Maximo expertise to support development, optimization, and upgrade initiatives within a CAFM environment. This role focuses on enhancing system performance, refining business processes, supporting application upgrades, and developing BIRT reports aligned with evolving facilities operations needs.
The ideal candidate brings deep experience with IBM Tririga Projects Version 10, facilities management operations, and hands-on configuration within the Tririga/Maximo platform. This is a hybrid opportunity based in Austin, TX, requiring onsite presence two days per week.

Job Responsibilities
- Research, design, develop, and manage software solutions within the IBM Tririga/Maximo CAFM application
- Provide development and optimization support for existing IBM Tririga environments
- Create, define, and refine Tririga dimensions, rules, workflows, and business processes
- Align application functionality with evolving facilities and operational requirements
- Develop and streamline processes within the Tririga data model to enhance system performance
- Support IBM Tririga application upgrades, including environment upgrades and system configuration updates
- Plan and execute content migration activities with minimal business disruption
- Manage upgrade transitions and ensure system stability post-implementation
- Develop, modify, and support report writing using BIRT
- Customize and enhance existing Tririga components to improve maintenance processes and system efficiency
- Collaborate with developers, UX designers, business analysts, and systems analysts to deliver technical solutions
- Test, validate, and troubleshoot system enhancements and configurations
- Provide ongoing support, issue resolution, and performance tuning within the Tririga/Maximo platform
- Document technical changes, configurations, and system processes as required
qualifications:
Qualifications
7+ years of experience as a Facilities Manager
5+ years of hands-on experience working with IBM Tririga/Maximo (minimum one contract engagement)
4+ years of experience with IBM Tririga Projects Version 10
Strong experience configuring and optimizing IBM Tririga/Maximo CAFM applications
Experience supporting Tririga upgrades, including environment updates and content migration
Experience developing and modifying reports using BIRT
Ability to refine workflows, rules, and business processes within the Tririga data model
Must reside within 50 miles of Austin, TX and be able to work onsite two days per week
Must be authorized to work in the U.S. for the duration of the contract
