responsibilities:
Project Planning & Start-up:
- Follow procedures in the Project Process Manual.
- Estimate job costs accurately and prepare bids/proposals on time.
- Conduct pre-construction meetings and procure necessary permits.
- Coordinate with governing authorities for inspections and approvals.
- Lead internal project kick-off meetings.
- Execute 90% of subcontractor contracts within 30 days of client contract signing (awards must be issued before start-up).
- Maintain open communication with owners, tenants, architects, and engineers.
- Prepare and distribute weekly project update reports.
- Conduct regular on-site meetings to keep crews informed.
- Develop, enforce, and update detailed project schedules (weekly/monthly).
- Issue timely and accurate change orders, RFIs, and RFPs.
- Monitor project costs and complete accurate monthly cost reports/projections.
- Review and approve invoices on a weekly basis.
- Conduct frequent site visits to confirm progress meets budget and quality expectations.
- Resolve conflicts with architects, owners, and subcontractors using sound judgment.
- Escalate budget or technical concerns to upper management as needed.
- Oversee daily activities of superintendents and subcontractors.
- Motivate project teams to achieve production goals and high-quality standards.
- Mentor Project Managers on larger jobs.
- Conduct performance evaluations and document performance throughout the year.
- Ensure strict compliance with company policies and safety procedures.
- Project a professional image to clients, vendors, and colleagues.
- Assist with project marketing and presentations.
- Identify and pursue additional business opportunities.
- Degree in Construction Management, Civil Engineering, or a related field.
- 7-10 years of proven field experience managing commercial/industrial projects.
- 6+ years of experience in blueprint/specification reading and design.
- OSHA 30-Hour training.
- First Aid/CPR.
- Forklift and Aerial certifications.
- In-depth understanding of local building codes, industry standards, and budget estimating.
- Ability to interpret contracts, procedure manuals, and regulatory documents.
- Excellent verbal/written communication and problem-solving skills.
- Ability to handle multiple tasks in a dynamic environment.
- Reliable transportation with a valid driver's license and insurance.
- Legal authorization to work in the U.S.
- Ability to travel throughout the United States.
