responsibilities:
- Develop detailed, accurate conceptual estimates, schematic estimates, and final budget proposals. Perform continuous cost analysis and value engineering to optimize project expenses without compromising quality.
- Analyze blueprints, specifications, and architectural drawings. Identify potential constructability issues, design gaps, and discrepancies early in the process to mitigate future change orders.
- Manage the prequalification process for subcontractors and vendors. Prepare scopes of work, solicit bids, conduct bid tabulations, and negotiate initial pricing and contracts.
- Create comprehensive preliminary project schedules, outlining key milestones, long-lead procurement items, and resource allocation.
- Conduct thorough risk assessments for potential projects, evaluating market conditions, site constraints, regulatory requirements, and financial viability.
- Act as a primary point of contact during the preconstruction phase. Present budgets, schedules, and value engineering options to clients and stakeholders, ensuring alignment with their vision and financial goals.
