- 1. Develop and maintain an exception report for first mortgage closing packages.
- 2. Track and file recorded mortgages, title policies and any other post closing documents.
- 3. Notify management of any ongoing issues or concerns with regard to the closing attorneys such as
- 4 slow turn around, inaccuracies, etc.
- 5. Provide tax escrow coordinator with necessary documentation needed to set up escrow information.
- 6. Audit all Home Equity Loans and Lines for completeness and compliance with standards and Lending laws/regulations.
- 7. Enter data to complete the Home Mortgage Disclosure Act (HMDA) report of all closed loans. Review
- annual HMDA audit and prepare final HMDA report for branch managers’review.
- 8. Provide the Internal and External auditors with additional information on audited closed loans.
- 9. Complete self-testing compliance audits.
- 10. Register the loan with myCUmortgage. Confirm that all supporting documents in the file have
- been uploaded to the File Cabinet. Add loan to Mortgage Log and assign file to an underwriter.
- 11. Process application and rate lock fees. Ensure the loan file contains evidence the fees were
- received and processed.
- 12. Order appraisal, title report, and flood certification. Provide the appraiser with the offer or
- agreement, accounts to be paid off and signed General Authorization. Send out the verification of
- employment and 4506T.
- 13. Ensure the loan file contains a signed application, signed disclosure and signed rate lock form.
- Package any documents requiring signature to be either 1) sent out by the processor or 2) to be
- scanned and returned to the Originator for follow up. Ensure that the application, disclosures and rate
- lock form are in agreement and obtain clarification from Interviewer/Originator as necessary.
