Key Responsibilities
- Workforce & Operations Leadership: Directly supervise and schedule a team of 10–15 union Building Operators and Foremen (Local 420). Ensure compliance with CBA and service-level agreements.
- Technical Management: Coordinate, track, and close out work orders and maintenance activities using CMMS/QFM and Building Automation Systems (BAS). Interpret technical drawings and schematics (HVAC, plumbing, electrical).
- Compliance & Safety: Enforce safety protocols, risk management, environmental mandates, and contractual obligations. Lead hazard assessments and incident investigations.
- Emergency & Resource Management: Manage site procurement, spare parts inventory, and contractor engagements. Maintain emergency response procedures and disaster recovery plans.
- Stakeholder Coordination: Serve as the primary liaison between site staff, contractors, and senior leadership. Prepare daily, weekly, and monthly operational reports.
- Experience: Proven facility or project controls management experience in large, unionized environments (e.g., transit hubs, hospitals, large commercial/industrial sites).
- Technical Skills: background in mechanical/electrical/building systems, alongside proficiency in BAS and CMMS platforms.
- Attributes: High initiative; excellent communication, contract administration, and problem-solving skills.
- Preferred Certifications: FMP, PMP, or LEED credentials.
