The Groundskeeper/Porter is the primary role responsible for maintaining the immediate cleanliness, neatness, and overall curb appeal of the property, including all grounds, amenities, and common areas. This highly visible position is essential for ensuring a positive first impression for residents and visitors alike. The duties focus heavily on porter tasks, which involve the continuous physical work of litter removal, disposal of bulk trash, sweeping, and light custodial duties in community spaces. Attention to detail, a reliable work ethic, and the ability to work independently in all weather conditions are critical to successfully fulfilling the daily operational needs of this role and supporting the maintenance team.

salary: $16.5 - $17 per hour

work hours: 9 AM - 6 PM

Responsibilities

• Daily Litter Removal: Physically walk the entire property, including grounds, parking lots, and common areas, to remove all trash, litter, and pet waste.
  
  
• Maintain Curb Appeal: Ensure the front-facing areas, leasing office, and main entrances are meticulous and clean at all times.
  
  
• Common Area Cleaning (Interior/Exterior): Sweep, blow, or power wash breezeways, stairwells, sidewalks, curbs, and recreational areas (like pool decks, mail rooms, and laundry facilities).
  
  
• Trash Management: Empty all common area trash receptacles and transport bulk trash/waste to designated disposal areas; prepare trash for city pick-up.
  
  
• Minor Grounds Upkeep: Perform tasks like watering plants, spreading mulch, and using a leaf blower or rake to keep walkways clear of leaves, grass, and brush.
