The Role We are seeking a highly organized, quick-learning AP Specialist to manage the daily financial operations of our residential rental communities. In this role, you will oversee the day-to-day accounting functions for a dedicated portfolio of 8 to 12 properties (totaling roughly 2,500 units) while supporting overall corporate financial operations.salary: $30 - $35 per hourshift: Firstwork hours: 8 AM - 4 PMeducation: No Degree RequiredResponsibilitiesResponsibilities Accounts Payable & Receivable: Oversee and execute timely property invoice payments and process incoming accounts receivable. Reconciliations & Journal Entries: Handle routine bank reconciliations, complete month-end financial reconciliations, and input necessary journal entries. Financial Reporting & Analysis: Review monthly expenses, financial statements, and vital property reports (including gross potential rent, miscellaneous income, and expense distributions). Ledger & Tax Management: Manage resident deposit reconciliations, assist site teams with ledger adjustments, record bad debt write-offs, and ensure timely payment of real estate and personal property taxes. Data Review: Audit scheduled charges, upcoming lease expirations, and historical resident deposit reports, following up on discrepancies as needed. Reserves & Software Mastery: Account for replacement reserves and develop an advanced proficiency in our property management software (Entrata Core), serving as a resource to train site staff. Special Projects: Assist senior accounting leadership, ownership/investors, and property management teams with ad-hoc projects and other duties as assigned.
