- Experience: 3–5+ years of experience in contract administration, subcontracts management, or procurement specifically within the heavy industrial, mechanical, or civil construction sectors.
- Education: Bachelor’s degree in Construction Management, Business Administration, Supply Chain, or a related field (equivalent field experience will be considered). *Highly preferred - not an absolute dealbreaker if experience makes up for lack of formal degree*
- Technical Skills: Proficiency with modern construction tech platforms (Procore or similar Project Management/Bid software) and corporate ERP accounting systems. Advanced knowledge of contract law, insurance requirements, and lean waivers in an industrial environment.

Responsibilities
- Screen and vet prospective specialty subcontractors to ensure they meet high standards for industrial experience, financial stability, and strict EMR safety thresholds.
- Manage and track subcontractor compliance documentation, including COIs, performance bonds, safety manuals, and required state/industry licensing.
- Collaborate with Estimating and PMs to develop precise SOW and RFP packages.
- Administer the bidding process, analyze subcontractor proposals for gaps or overlaps, and conduct commercial negotiations to secure maximum value without sacrificing quality.
- Draft, review, and execute localized and project-specific subcontract agreements using corporate templates, ensuring appropriate flow-down clauses from the primary owner-contractor agreement.
- Review, process, and track subcontractor monthly pay applications, lien waivers, and closeout documentation in accordance with project timelines.
- Evaluate, negotiate, and process subcontractor change order requests, verifying costs and schedule impacts against the original contract terms.
- Monitor subcontractor progress alongside PMs to proactively identify potential schedule delays or contractual disputes, resolving variances or performance issues.
- Maintain the corporate subcontractor database, utilizing construction management software (e.g., Procore) to streamline tracking, communication, and document controls.
