Our client is a dynamic and growing real estate investment and property management firm. They specialize in managing a diverse portfolio of [commercial / residential / mixed-use] properties. We are looking for a detail-oriented and experienced Property Accountant to join our finance team in New Castle, DE, and help drive the financial health of our real estate assets.
Role Summary
As a Property Accountant, you will take ownership of the financial reporting and daily accounting operations for a designated portfolio of properties. Partnering closely with Property Managers and the corporate finance team, you will ensure accurate month-end closes, assist with annual budgeting, and manage Common Area Maintenance (CAM) reconciliations. The ideal candidate has a strong foundation in GAAP and hands-on experience with real estate accounting software.

responsibilities:
- Financial Reporting: Prepare and analyze monthly, quarterly, and annual financial statements for an assigned portfolio of properties.
- Month-End Close: Execute the full month-end close process, including preparing journal entries, accruals, and bank reconciliations.
- CAM & Tax Reconciliations: Calculate, review, and process annual Common Area Maintenance (CAM), real estate tax, and insurance reconciliations and tenant billings.
- Budgeting & Forecasting: Collaborate with Property Managers to develop annual operating budgets and quarterly variance forecasts.
- AP/AR Oversight: Review and approve accounts payable invoices, ensure accurate general ledger coding, and monitor accounts receivable and tenant delinquency reports.
- Fixed Assets: Maintain fixed asset ledgers, track capital expenditures, and record depreciation and amortization schedules.
- Compliance & Audit: Assist with external audits and ensure compliance with internal accounting policies, lease agreements, and GAAP.

qualifications:
- Education: Bachelor's degree in Accounting, Finance, or a closely related field.
- Experience: 2 to 5 years of progressive accounting experience, with at least 1-2 years specifically in property or real estate accounting.
- Technical Skills: Proficiency in industry-standard property management software (e.g., Yardi, MRI, or AppFolio).
- Software Proficiency: Advanced skills in Microsoft Excel (PivotTables, VLOOKUPs, complex formulas).
- Knowledge: Strong understanding of generally accepted accounting principles (GAAP) and lease administration.
- Soft Skills: Excellent written and verbal communication skills, with the ability to translate financial data into actionable insights for non-financial stakeholders.
