- Prepare accurate monthly, quarterly, and year-end financial statement packages for assigned commercial properties (P&L, Balance Sheet, Cash Flow).
- Reconcile general ledger accounts, bank statements, and tenant accounts receivable continuously.
- Monitor cash positions, track property cash flow, and manage wire/ACH transactions.
- Prepare and enter standard month-end journal entries (accruals, prepaid expenses, depreciation, and deferred rent).
- Review lease agreements to accurately set up tenant billing schedules, base rent, and rental escalations.
- Manage Accounts Receivable (A/R) processes, post tenant payments, and reconcile aged receivable ledgers.
- Perform annual CAM (Common Area Maintenance), tax, and insurance reconciliations and process adjustment billings to tenants.
- Oversee Accounts Payable (A/P) coding, vendor payment approvals, and weekly check runs.
- Track capital expenditure projects, major repairs, and construction costs against budgets.
